Introduction

Newmarket is a town in York Region, north of Aurora, with Yonge Street running through it and Highway 404 along its east side.

It began in 1801 as a Quaker settlement, with a dam and a grist mill on the Holland River. Its name comes from the new market that grew there. The railway reached Newmarket in 1853, and it was incorporated as a village in 1857.

Real estate overview

Newmarket has a historic downtown on Main Street and many neighbourhoods of newer homes. The Town's Urban Centres Secondary Plan sends most new growth to the Yonge Street and Davis Drive corridors, around the "Newmarket Centre" urban growth centre at Yonge and Davis, with a mix of homes, shops, offices and other uses close to rapid transit. Several residential and office projects along these corridors are approved or being built.

Neighbourhood highlights

  • Historic Main Street. The Lower Main Street South Heritage Conservation District, designated in 2013, protects a streetscape of mostly one- and two-storey buildings, many from the Victorian era. The Elman W. Campbell Museum is at 134 Main Street South.
  • Fairy Lake and Riverwalk Commons. Fairy Lake Park, on Water Street, has 13.4 hectares of parkland, waterways and marshland around a millpond first dammed in the early 1800s. Riverwalk Commons, beside the Newmarket Community Centre & Lions Hall on Doug Duncan Drive, has an outdoor stage used for events through the year.
  • Mulock Park. A 16-acre park at Yonge Street and Mulock Drive that opened in September 2026, on land the Town bought in 2018. It has lawns, woodland paths, a water feature, and a skating trail through the trees that connects to an ice rink, which becomes a water play area in warmer months. The historic Mulock House now has a café and an art gallery.
  • Yonge and Davis. The area around Yonge Street and Davis Drive, with Viva rapidways on both streets and the most new building in town.

Types of housing

Homes in Newmarket include detached and semi-detached houses, townhouses (freehold and condominium) and condominium apartments. New apartment and condominium buildings are mostly planned along Yonge Street and Davis Drive.

Lifestyle and amenities

Trails. The Town has more than 44 kilometres of walking and cycling trails. The Tom Taylor Trail winds around Fairy Lake and along the river, and connects with trails towards East Gwillimbury to the north and Aurora to the south.

Recreation centres. Town facilities include the Magna Centre at 800 Mulock Drive, the Ray Twinney Recreation Complex at 100 Eagle Street West, and the Newmarket Community Centre & Lions Hall.

Library and culture. The Newmarket Public Library is at 438 Park Avenue. The Elman W. Campbell Museum is on Main Street.

Hospital. Southlake Regional Health Centre is at 596 Davis Drive.

Getting around

GO Transit. Newmarket GO Station, at 465 Davis Drive, is on the Barrie GO line to Union Station in Toronto.

YRT and Viva. Viva yellow runs on its own lanes along Davis Drive, between the Newmarket bus terminal and Highway 404, passing Southlake. Viva blue runs along Yonge Street to Finch Station in Toronto, with its own lanes through part of Newmarket. York Region Transit also runs local buses.

Roads. Highway 404 runs along the east side of town, with Yonge Street and Leslie Street as main north–south roads and Davis Drive and Mulock Drive as main east–west roads.

Schools

Four school boards serve Newmarket: the York Region District School Board and the York Catholic District School Board (English), and Conseil scolaire Viamonde and Conseil scolaire catholique MonAvenir (French). School boundaries can change, so check each address with the board before you buy or rent.
